Our home watch walkthroughs are based on a checklist, the same one every time, so nothing drifts. Each visit covers a full interior and exterior inspection, HVAC and plumbing behavior checks, pest spotting, verification that doors and windows are secure, and a note on anything that's changed since the previous visit.

Why weekly beats monthly in coastal Florida
Humidity, salt air, storm cells, and summer heat don't respect monthly calendars. Most home watch failures (mold blooms, pest infestations, HVAC cascades) start weeks before a monthly visit would catch them. Weekly visits are cheap insurance against expensive problems.

- What is a home watch service?
- Home watch is a regular, documented inspection of a vacant home. On each visit we check the interior and exterior for water intrusion, pest activity, HVAC problems, storm damage, and security issues, then send you a dated photo report. It is not house sitting; nobody stays in the home.
- How often should a vacant Florida home be checked?
- In coastal Florida, weekly is the practical standard. Humidity, salt air, and summer storms cause problems that can go from small to expensive within days, so a monthly visit often finds the damage rather than preventing it. We visit most homes weekly.
- What is the difference between home watch and property management?
- Home watch is the regular inspection: eyes on the house and a report. Property management is broader and includes scheduling and overseeing repairs, vendors, and projects. Many owners start with home watch and add management as needs come up. We offer both.
